A 5-acre property with a historic cottage and one of Loudoun County’s three remaining grist mills from circa 1777, is on the market for $1,225,000.

Located at 19205 Dunlop Mill Road in Leesburg, listing agent Kelly Gaitten of Berkshire Hathaway Home Services PenFed Realty said the property is a “once in a lifetime opportunity.”

“It has a lot of potential and is in great shape,” she said.

The five acres were once part of Woodburn Estate, a 400-acre farm that was previously owned by Russian ballet dancer Rudolf Nureyev between 1970 and 1996. The entire estate has been designated a Historic Landmark in Virginia.

The cottage, known as Miller’s cottage, was built in 1787 by a local Quaker named George Nixon, Gaitten said. It is a one-bedroom stone cottage with a metal roof, front porch and a stone patio in the rear.

Many of the historic details remain, such as beamed ceilings, wide plank flooring, plaster walls and wavy glass windows.

Stepping inside the front door, there is a large living area with a fireplace which leads to the kitchen and dining areas.

In the kitchen, one wall encompasses a large wood-burning fireplace. On the other side of the room is the cooking area with wood cabinetry and modern appliances such as a Bosch dishwasher and 27” Sub Zero refrigerator. There is also an antique propane cooking stove which has four burners and an oven.

The upstairs bedroom is spacious and the bathroom has modern amenities blended with the original clawfoot bathtub, she said.

Nixon also built the three-story grist mill barn, which is one of three water-driven mills in the county that have been preserved. The structure is now a barn with hand-hewn post and beam framework held together by wooden pegs. A few grindstones remain on the property.

“The barn would make an incredible main house or venue for entertainment or weddings,” Gaitten said.

The property is located near wineries such as Stone Tower and Zephaniah Farm Vineyard and has a scenic setting along Sycolin Creek.

“The property is magical – absolutely charming. The seller owned it for the last 23 years, it is very special,” Gaitten said.
